Prime Tweed Heads Commercial Site Hits the Market

Development-ready property with Pacific Motorway frontage expected to attract strong investor interest.

A rare development opportunity in one of Australia’s fastest-growing regional corridors has come onto the market, with a prominent commercial site at 18 Rivendell Road, Tweed Heads South expected to attract significant attention from local and interstate investors.

The 6,212-square-metre property is being offered for sale through an Expressions of Interest campaign by Colliers on behalf of StoreLocal, with price guidance of offers above $8.5 million plus GST.

The site is being sold with vacant possession and features approximately 131 metres of frontage to the Pacific Motorway, providing outstanding exposure to more than 90,000 vehicles each day.

Currently operating as a boat and caravan storage facility, the property is zoned E3 Productivity Support, allowing for a wide range of future industrial, commercial, warehouse and service-based developments, subject to council approval.

Colliers Director of Industrial & Logistics, Marlon Crawford, said the Southern Gold Coast and Northern New South Wales continued to experience strong demand for commercial land as businesses looked to expand into one of the country’s fastest-growing regions.

“The Southern Gold Coast and Northern New South Wales continue to attract businesses looking to establish or expand their operations, however the pipeline of development-ready commercial land has become increasingly constrained,” Mr Crawford said.

He said buyers were increasingly seeking sites offering planning flexibility and long-term development opportunities.

“Purchasers are placing greater emphasis on sites that provide planning flexibility and long-term optionality, allowing them to respond to changing business requirements and future market conditions,” he said.

The property enjoys a strategic location less than one kilometre from the M1 Pacific Motorway, approximately 700 metres from Tweed City Shopping Centre and only 7.4 kilometres from Gold Coast Airport, placing it at the centre of one of the region’s busiest commercial precincts.

Surrounded by major retailers, large-format businesses and national service providers, the site also benefits from ongoing investment in transport infrastructure, healthcare facilities and residential growth across the Tweed and southern Gold Coast.

Colliers Senior Executive of Industrial & Logistics Matthew Adcock said opportunities of this size and location had become increasingly scarce.

“This campaign offers buyers the chance to secure a site that can support a broad range of future outcomes, whether that’s immediate occupation, redevelopment or a longer-term land banking strategy,” Mr Adcock said.

“We’re expecting interest from local groups as well as interstate buyers looking to gain a foothold in a market where development opportunities of this scale have become increasingly difficult to source.”

With population growth continuing across the Tweed region and commercial land becoming increasingly limited, well-positioned sites offering flexible zoning are becoming highly sought after by developers, owner-occupiers and long-term investors alike.

Expressions of Interest for 18 Rivendell Road, Tweed Heads South close at 4 pm (AEST) on Thursday, 6 August 2026.
