Planning Building Works? Ensure Proper Approvals Are in Place First

 

If you’re planning to build, renovate, or change the use of a building on your property, it’s crucial to have the proper approvals in place before proceeding. Byron Shire Council’s Director of Sustainable Economy and Environment, Shannon Burt, has issued a reminder in light of a recent increase in unauthorised building activities in the region, including projects considered to be Complying Development.

“We’ve noticed a rise in unauthorised developments, and reports are coming in from both our staff and the wider community,” Ms. Burt said. “It’s not a matter of just doing the work and dealing with the consequences later. That approach is not only unsafe but also places the financial burden of investigations and legal enforcement on ratepayers.”

In response to these community concerns, the Council is planning to introduce a random audit process for Complying Development Certificates issued by Private Certifiers.

Complying development involves a combined planning and construction approval process for straightforward residential, commercial, and industrial developments. These can be assessed through a fast-track process by either the Council or a registered certifier, without the need for a full Development Application (DA).

“Lately, we’ve seen instances where complying development certificates have been issued, yet they do not meet the necessary requirements or pre-determined development standards,” Ms. Burt added.

She urged residents to consult with Council staff before planning any building works or changes to existing buildings. “Doing the right thing from the outset can save you significant costs, time, and inconvenience down the road,” she emphasised.
